  • Asset Types: Avanta currently manages office, retail, mini-storage, multi-family and single family with Homeowners Associations.
  • Accounting: A complete set of financials including a rent roll, income and expense statement, balance sheet, delinquent list and 12 month income/expense spreadsheet is generated for each property monthly in order to provide the investor with comprehensive information on the performance of the investment. State of the art Rent Manager property management software is used providing an array of reports/options for analyzing data and reviewing the key operating aspects of each property.
  • Marketing: Our professional property management staff continually monitors market conditions for changes and reviews options/recommendations to provide the investor with the up to date key information that is essential to maximize income on the investment. This service also guides the investor in making acquisition decisions related to expanding a portfolio.
  • Maintenance: A full time Avanta service staff is available and on call 24 hours a day to respond to routine and emergency maintenance at a lower cost than the sole use of contract services.
  • Insurance: The time, confusion and uncertainty of acquiring and maintaining adequate property insurance is alleviated by the Avanta staff who assists the investor in placing proper coverage at the least cost.
  • Property Taxes: Our staff assists the investor in understanding the property tax process in Texas and what can be done to minimize the impact of taxes on the return on investment.
  • Due Diligence: Avanta Management Group performs, on behalf of the client, the due diligence and property analysis necessary to properly assess the physical condition of the asset, market conditions and other factors that will influence performance of the asset.

Marketing Survey:

First, rent surveys are done to ascertain competitive market rents in any particular location. Setting the right rent will attract the best, most qualified number of prospective tenants so that you can enjoy stable income and low turn-over.

Advertising:

Avanta markets vacancies by whatever means that have proven effective for that property, from:

  • Ads in the print media.
  • Ads on major search engines, online classifieds and of course, on the Avanta Property Management Web site. Advertising on the web is a must to attract top applicants - and is usually free for owners!
  • Most importantly, and often over-looked, eye catching signs and banners are affixed on the property itself.

Screening Process:

Avanta views tenant selection as one of our most important functions. Specially designed Avanta Management Group applications are handed out during showing appointments to all interested prospects. Prospects can also obtain an application at our office or through our website. The ease to apply has increased the numbers of applications we receive as well as sped up the processing time. Once a completed application is received in our office, the application is screened for credit, rental and/or ownership references, and income.

Lease Signing:

Once accepted, the prospective tenant signs a lease which has extensive safeguards for the property owner and complies with all local and state laws. The tenant must provide a security deposit and first month's rent in certified funds before a lease is signed and the keys turned over.

Accounting, Financial Reporting:

Once the new tenant has signed the lease and funds are collected, a full accounting is made and a distribution is made to you.
